Costco Warehouse, Croydon

This industrial building, owned an operated by Costco Wholesale UK Ltd, is a cash and carry membership warehouse. BREEAM certification was carried out as requested by The London Borough of Croydon, who called for an “Excellent” rating to be achieved as a condition of planning consent.  The development was also subject to a Post Construction Review.  EAC worked with the project team to achieve an exemplary industrial building.

The rating achieved significantly exceeded the required BREEAM “Excellent” rating and the project won the annual BREEAM Industrial Award for the highest rated industrial building (2007-08).  EAC supported the project team in undertaking a Post Construction Review of the building to ensure that the sustainability standards were not compromised throughout the construction process.  EAC undertook site visits and attended project team meetings to ensure that the BREEAM requirements were maintained throughout.

Key project features: Carbon Dioxide emissions are predicted to be 25% lower than required by Building Regulations, space heating and cooling is fed by ground source heat pumps.  Recycled aggregate used on site and A-rated Green Guide materials selected to reduce the embodied impact of the building materials used.  The contaminated site underwent considerable remedial works to bring the site back into use and the development provided an increase in biodiversity on the site and retained established trees.  Other features include provision for run-off attenuation, including large areas of permeable paving, with pollution prevention (SUDS), a carefully managed construction process and maximum potential for public transport, cyclist facilities for employees and a comprehensive travel plan.
